Tenants

Professionals choosing a better room over a worse flat.

We design, let and manage for one kind of tenant: an employed professional with high standards for their own space, who wants to live well near work without paying for a one-bed flat. Meeting their standards, and holding them to ours, is what keeps the income reliable.

Who they are

Four tenants we design every home around.

43% of English households led by someone under 35 rent privately.2 Within that group, our homes are aimed squarely at people in full-time work who will pay for quality and stay for it.

The early-career professional

Engineering · finance · tech

Graduates in their first or second role in engineering, finance, technology and professional services, often having moved to a new town for the job. They want to live near work and transport, and they want a social household without giving up a private bathroom.

The healthcare professional

NHS and private healthcare

Junior doctors on rotation, nurses and allied health staff, often working shifts. A quiet room with its own en-suite matters more to them than to almost anyone, and a fully furnished, bills-included home suits placements of six to twelve months.

The relocating specialist

Contracts and relocations

Contractors and mid-career professionals posted to a site or office for a fixed period, sometimes with a home elsewhere. They want a good room ready to move into, with nothing to set up and one monthly payment.

The deposit saver

Saving to buy

Established professionals who could rent a small flat but choose a high-quality room to save faster for a home of their own. 49% of young households expect it to take five years or more to buy.2

What they expect

Hotel-standard private space, a real home to share.

The UK average room rent is £761 a month.1 Our tenants pay more than average because our homes give them what most shared houses do not.

  1. 01Private en-suiteA shower room for every bedroom. For our tenants this is not a premium extra; it is the minimum.
  2. 02A room to live in, not just sleep inDouble bed, desk and chair, generous storage and good natural light, so working from home is realistic.
  3. 03A proper shared kitchenAn extended, open-plan kitchen, dining and living space sized for the whole household, with enough fridge and cupboard space for everyone.
  4. 04One bill, everything includedEnergy, water, council tax and fast fibre broadband in a single monthly rent, with no shared-bill disputes.
  5. 05Clean, safe and secureProfessionally cleaned shared areas, keyless entry, fire safety to HMO licensing standards, and a licensed, registered landlord.
  6. 06Management that answersRepairs reported in an app and fixed quickly, clear house rules, and a named contact who deals with problems before they escalate.
The specification

Our standards

High standards run both ways.

Every applicant goes through the same lawful, consistent referencing. A household of reliable, considerate tenants is what produces low arrears, low wear and long tenancies.

Verified income and affordability

Every applicant passes the same affordability test against verified income, whatever its source.

References and credit

Credit checks, employer references and, where there is one, a reference from the previous landlord.

Right to Rent

Identity and immigration checks as required by law, completed before any tenancy starts.

Deposits and guarantors

A protected deposit for every tenancy, and a guarantor where an applicant needs one to pass affordability.

A house agreement

Clear, signed expectations on shared spaces, cleanliness, guests and quiet hours, enforced consistently.

Compatible households

We introduce applicants to each house and its current tenants, so households work for everyone in them.

Investor access

For family offices, institutions and qualifying private investors.

The information memorandum, financial model and terms are held in a private data room for approved professional, certified high-net-worth and self-certified sophisticated investors.
